Building codes regulate almost every residential building project a property owner undertakes, and most projects require a building permit. Call a Building Inspector to discuss questions about permit requirements for any residential project.

Project Does it need a permit?
Roofing A permit is not required unless the project involves structural changes. The code allows up to three layers, but only two layers are recommended unless special installation procedures are followed when installing a third layer.
Siding A permit is not required to re-side a one or two family dwelling, or to replace or install new gutters, or trim out windows or overhangs. Multi-family apartment buildings and all other buildings require a building permit to reside.
Windows Replacing windows with the same size does not require a permit. Increasing the size of an opening for a larger window does require a permit. Decreasing the size of a window opening may require a permit.
Repairing steps, guardrails, handrails or floor decking on porches and decks A permit is not required for these projects, but there are applicable codes for the installation handrails and guardrails, and for the rise and run of steps.
Concrete patios, sidewalks and driveways On private property, a permit is not required. Codes regulate the direction of storm water runoff. Permits are required for sidewalk and driveway approaches in the public right-of-way area. Multi-family and commercial properties must follow code requirements for off-street parking areas.
Pool, sauna or whirlpool Electrical, building and/or plumbing permits may be required. Check with an Inspector for more information.
Gazebo, storage shed or adding to an existing garage Building permits are required for these projects. Electrical permits may also be required.
Converting an attic into living area Permits are required. See Residential Building Additions and Remodeling for more information.
Converting a basement into living area Permits are required. See Residential Basement Remodeling for more information.
Remodeling a kitchen, bathroom or other finished room A permit is not required if the structural walls, ceiling and/or floors are not altered. An electrical permit is required to replace existing electrical to meet today's code requirements. A plumbing permit is required if fixtures are replaced or the plumbing system is altered.
Installing or replacing an air conditioner, furnace or water heater Permits are required.

All permit fees are due when permit is issued.
